System Types

Types of VRF AC Systems We Install

Every VRF configuration, designed around the building rather than picked off a spec sheet.

Heat Pump VRF

A two-pipe system that heats or cools all the indoor units at any one time. It costs less to install than heat recovery and suits most Dubai residential projects, where every zone wants cooling anyway.

Heat Recovery VRF

A three-pipe system that cools some zones while heating others, moving the heat it removes from one area into another that needs it. Where a building has a north-facing office and a west-facing meeting room, this is where the savings actually come from.

Multi-Zone VRF

One outdoor unit serving indoor units of mixed types — wall, cassette, ducted, floor standing or ceiling concealed — on a shared refrigerant network. You are not stuck with one style of unit throughout the building, which matters when a plant room and a reception need very different things.

VRF with Fresh Air Unit

VRF paired with a dedicated outdoor air unit that conditions incoming fresh air before it reaches the space. Many Dubai commercial and hospitality projects require this for ventilation compliance, so it needs designing in from the start rather than added later.

VRF with BMS Integration

Connection to a building management system through BACnet, Modbus or the manufacturer's own gateway. Scheduling, energy monitoring, fault alerts and remote override from one dashboard, which is standard on commercial fit-outs and increasingly requested on large villas.

VRF Expansion

Adding indoor units to spare capacity on an existing outdoor unit, or adding a second outdoor unit to the existing pipe network. We assess what you already have and design around it rather than starting again with equipment that is working perfectly well.

The Case for VRF

Why VRF Instead of Conventional AC

Every Room Controlled Separately

One outdoor unit, but each indoor unit runs to its own setting. A bedroom at 21 and a living room at 24, at the same time, which a single ducted system with one thermostat simply cannot do.

It Only Uses What It Needs

Inverter compressors vary refrigerant flow to match actual demand instead of switching hard on and hard off. A conventional system runs flat out or not at all, and most of the waste sits in that gap.

You Are Not Paying to Cool Empty Rooms

Zones with nobody in them can be shut down without affecting the rest of the building. In a five-bedroom villa where two rooms are used daily, that is most of the running cost.

Long Pipe Runs and Level Changes

VRF handles pipe runs and height differences far beyond what a split system manages, with the exact limits depending on the manufacturer and the system. That is what makes a four-storey villa or a multi-floor office practical on one outdoor unit.

Small Pipes Instead of Duct Shafts

Refrigerant pipework is narrow and routes around obstacles that ductwork cannot. On a refurbishment where nobody wants to lose ceiling height, this is often the deciding factor.

Quieter Than It Should Be

Compressors ramp rather than cycling, so there is no hard start and stop. Indoor units on premium ranges are quiet enough for bedrooms and boardrooms, which is not something you can say about most cassette systems.

Applications

Where VRF Works Best in Dubai

Buildings with zones that behave differently are where VRF pays for itself.

Large Villas and Townhouses

Multiple floors, rooms used at very different times, and a family that does not agree on temperature. VRF gives each floor its own control without a plant room on every level.

Hotels and Hospitality

Guest rooms, lobby, restaurant and back of house on one system, with guests controlling their own rooms while the common areas stay under central management.

Commercial Offices

Open plan, boardrooms and server rooms all behave differently throughout the day. VRF copes with occupancy that changes floor by floor without oversizing the central plant to handle the worst case.

Retail

Large floor areas with heat loads that swing with footfall and lighting. Load matching is where VRF earns its cost back at this scale.

Schools and Education

Classrooms, staff rooms and admin blocks on completely different schedules. Empty classrooms stop drawing power rather than being cooled because the rest of the building is.

Precision Environments

Laboratories, medical rooms, data and server rooms where the tolerance on temperature is tight and drift is not acceptable.

How We Do It

How Our VRF Installation Works

Design first, pressure test before charging, and every indoor unit commissioned individually.

1
Survey and System Design

We survey the building, calculate the heat load for each zone, design the pipe layout, and specify the capacity and configuration. Getting this stage wrong is expensive and permanent, which is why we do it before quoting rather than after.

2
Installation

Outdoor unit, refrigerant pipework, indoor units, drainage, electrical connection and controls, all to the manufacturer's installation manual. Pipework is pressure tested and held before anything is charged, because a leak found later means opening ceilings.

3
Commissioning and Handover

We charge the system, commission every indoor unit individually, test the controls and the BMS connection, then walk you through how it all works. You get the commissioning record for every zone, which is what you will need if a warranty question ever comes up.

Why SWIFTFIX

Why Choose SWIFTFIX for VRF

Designed, Not Just Supplied

Heat load calculated per zone, pipe layout drawn, capacity specified from the building. A VRF system sized off the previous installation inherits every mistake in it, and on a system this size, those mistakes are not cheap.

Daikin Certified

Our installers hold Daikin Certified Installer status and have completed Mitsubishi Electric training. VRF is unforgiving of shortcuts in pipework and charging, which is why brand-specific training on these systems is worth asking any contractor about.

Pressure Tested Before Charging

Pipework is tested and held before refrigerant goes anywhere near it. Finding a leak after the ceilings are closed is the most expensive mistake on a VRF install, and it is entirely avoidable.

Controls and BMS Handled

BACnet, Modbus and manufacturer gateways, configured and tested as part of commissioning. A VRF system nobody can control properly delivers none of the savings it was bought for.

We Work on What You Already Have

Fault diagnosis, expansion and servicing on existing VRF, including systems we did not install. You are not tied to whoever put it in, and adding units to spare capacity is usually cheaper than anyone expects.

Licensed and Insured

DED licence 856870, ISO 9001 and ISO 45001 certified, third-party liability and workmen's compensation in place. Fire safety and first warden trained, following Dubai Civil Defence protocols.

Questions

VRF & VRV AC FAQs

Variable Refrigerant Flow. One outdoor unit serves several indoor units, and the system varies how much refrigerant goes to each one based on what that room actually needs at that moment. Conventional systems run at a fixed output and cycle on and off. VRF adjusts continuously, which is where the efficiency and the precise temperature control come from.

A split serves one room. A ducted system serves several rooms from one thermostat, so they all get the same treatment. VRF serves many rooms from one outdoor unit but controls each independently. It also handles much longer pipe runs, which is what makes it viable in multi-storey buildings.

Yes. Heat pump VRF heats or cools everything at once. Heat recovery VRF does both simultaneously in different zones, moving heat from the areas being cooled into the areas being heated. In Dubai, the heating side matters less than elsewhere, though it earns its place in buildings with cold north-facing spaces or winter requirements.

It is quoted from a survey, because the price depends on zone count, pipe routing, indoor unit types, and whether it is a new build or a retrofit. The survey and system design are free. You get a fixed price covering equipment, pipework, installation and commissioning before anything is ordered.

Daikin, Mitsubishi Electric, Samsung and LG. Our installers hold Daikin Certified Installer status and have completed Mitsubishi Electric training.

Both. Retrofit is one of VRF’s strongest cases, because refrigerant pipework is small and routes through spaces where ductwork will not fit. Buildings that cannot lose ceiling height to duct shafts often end up on VRF for exactly this reason.

Usually, yes. Most systems are installed with some spare capacity on the outdoor unit, and indoor units can be added to it. Where the capacity is used up, a second outdoor unit can sometimes join the existing pipe network. We survey the current system and tell you which applies.

They use less energy than fixed-speed systems doing the same job, and zoning avoids cooling empty space. Efficient HVAC selection also contributes to Dubai’s green building requirements, which is worth raising with your consultant early if your project has a rating target.

Yes. Fault diagnosis, servicing, refrigerant leak testing and expansion on any VRF system. You are not obliged to stay with whoever installed it.
